Originally developed in 1896 by Henry Heide, the dean of American Candy manufacturing, as a nine story candy factory at Hudson and Van Dam Streets, 315 Hudson Street was expanded in 1905 and extended to Spring Street in 1911. Jack Resnick & Sons has continuously owned and operated this Neo-Classical property for over 50 years since its acquisition dating back to the early 1960’s.
In 2016, the firm embarked on a major capital improvement program and the entire property will be upgraded to a state of the art Class-A office building to meet the needs of today and tomorrow's burgeoning technology, advertising, media and creative companies.
Expected to be completed in 2017, the new expanded lobby, designed by FX Fowle Architects, will feature a new glass entry, concierge desk, contemporary artwork and new security turnstiles. As part of the second phase of redevelopment, all new mechanical systems, emergency generators and new windows weill be completed in 2019. Tenant amenities will include a bicycle storage room with lockers.
The crowning jewel of the redevelopment will be the transformation of the existing rooftops into a new 10,000 square foot landscaped green roof that will have both indoor and outdoor space for bulding tenants.
